Habitat for Humanity Golden Empire (HFH GE) builds and repairs homes in partnership with hardworking, low-income families and individuals. We offer a hand-up, not a handout, by providing a once in a lifetime opportunity to build a long-term investment for the future.

 

Habitat homes and home repair services are affordable thanks to government subsidies, volunteer labor, and community support. Homebuyers selected by Habitat pay a modest down payment, invest 200 – 500 hours of “sweat equity” in the construction of their home, and are responsible for monthly mortgage payments and upkeep. In addition, HFH GE prepares Habitat Homeowners to be successful through a comprehensive homeownership education program.

Habitat for Humanity Golden Empire does not build houses FOR families;

we facilitate a partnership among families who:

  1. Be in need of better housing

  2. Willing to partner with Habitat for Humanity

  3. Able to pay an affordable mortgage

This partnership also engages community supporters who join the families in the home building process and provide both financial and in-kind support for building supplies and materials. Homeowners invest their own labor, or "sweat equity" into building their Habitat house and they pay back a no-profit, low-interest mortgage.

Habitat Homebuyer Program Criteria:

There are three basic requirements to partner with Habitat for Humanity. Applicants must meet all requirements to be eligible to apply.

 

Habitat homeowners must:

  1. Be in need of better housing.
    Potential home buyers might be dealing with poorly built, unhealthy, damaged or inadequate
    housing. Alternatively, you might have a rent or mortgage that you cannot afford, or may be
    living in a home that is inaccessible for your disabilities.

  2. Willing to partner with Habitat.
    Our home buyers put in hundreds of hours of “sweat equity,” which means they help build their
    own home and the homes of others in the Habitat for Humanity house building program, or
    volunteer at a Habitat ReStore. These prerequisite hours may also include classes in personal
    finances, home maintenance and other relevant topics to help ensure capability for the
    demands of owning a home.

  3. Able to pay an affordable mortgage.
    Habitat offers home buyers an affordable mortgage. Those payments are then cycled back into
    the community to help build more affordable homes.
    Habitat for Humanity provides housing opportunities to low-income families utilizing HUD AMI
    Standards.
